Request pre-application advice

Some land use and permit applications are more complex than others.

You can ask for pre-application advice if your application is related to:

  • developments where it’s not clear from policy if it complies with relevant planning controls
  • developments of three levels or more
  • full demolition of a building in a Heritage Overlay and proposed replacement building
  • multi-unit developments 
  • non-residential use of a residential zone.

When submitting your request, you will need to provide the following documents and appropriate fee:

  • a completed pre-application form or clear summary of the project
  • a site plan and any photos or concept drawings of the site
  • any other information to help us assess your proposal
  • $150 fee for a single residential dwelling (as of 1 July 2024)
  • $300 fee for any proposal other than a single residential dwelling (as of 1 July 2024)

You can submit a request online through our ePlanning portal. Once the application is lodged our support team will issue a fee request.

When you've done this and provided enough information on your proposal, a planner will assess your proposal and give you advice.
