Request pre-application advice
Some land use and permit applications are more complex than others.
You can ask for pre-application advice if your application is related to:
- developments where it’s not clear from policy if it complies with relevant planning controls
- developments of three levels or more
- full demolition of a building in a Heritage Overlay and proposed replacement building
- multi-unit developments
- non-residential use of a residential zone.
When submitting your request, you will need to provide the following documents and appropriate fee:
- a completed pre-application form or clear summary of the project
- a site plan and any photos or concept drawings of the site
- any other information to help us assess your proposal
- $150 fee for a single residential dwelling (as of 1 July 2024)
- $300 fee for any proposal other than a single residential dwelling (as of 1 July 2024)
You can submit a request online through our ePlanning portal. Once the application is lodged our support team will issue a fee request.

When you've done this and provided enough information on your proposal, a planner will assess your proposal and give you advice.
